For landowners · London and the Home Counties
We buy land and buildings with development potential. We do the planning work, so you get a fair price based on what the site could become, not what it is today.

Tell us where the site is. We will come back with an honest view of its potential.

Most sites have had some development before. That is usually a good sign. No minimum or maximum size.
Land where nobody has applied yet, or where an application was refused.
Offices, industrial units and shops that could become homes, or carry extra floors on the roof.
Garages, yards and outbuildings sitting idle on a larger site.
Vacant, derelict or contaminated plots. Green belt is usually too restricted.
We agree a fair market price now, run the planning application ourselves, then complete the purchase once permission is granted.
Best if you want a clean sale and a known price.
Your land goes into the scheme. We plan, build and sell it, and you share in the profit when the homes are sold.
Best if you want a bigger share of the upside.
We look at planning history, constraints and what could be built.
We show you the likely value and the routes open to you.
A fair market offer, subject to planning, or joint venture terms.
Our in-house team runs planning through to completion.
Kisiel was a development partner on one of the first sites released under TfL's Small Sites programme. A second TfL partnership is now in planning.

No. Most of the sites we buy have no planning when we first see them. Getting permission is our job.
There is no minimum or maximum. We work on everything from small infill plots to schemes of around 70 homes.
London and the Home Counties.
Building on green belt is tightly controlled, so it is rarely a fit. Send it anyway and we will tell you honestly.
We do. On a subject-to-planning deal Kisiel pays for the architects, surveys, reports and the planning application. You pay nothing to get your site through planning.
