What we look for

In Kent we look for land in and around existing towns and villages, including sites that have been built on before.

There is no minimum or maximum size of land required.

Sites without planning

Land where nobody has applied yet, or where an application was refused.

Commercial freeholds

Offices, industrial units and shops that could become homes, or carry extra floors on the roof.

Unused buildings

Garages, yards and outbuildings sitting idle on a larger site.

Brownfield land

Vacant, derelict or previously developed land. Some Green Belt land now counts as grey belt.

Selling land in Kent: what to know

West Kent is heavily protected. Sevenoaks district is around 90% Green Belt, and a large part of the county sits within the Kent Downs National Landscape. At the same time, Kent councils are under pressure to deliver more homes, so land that can get planning is in demand.

National planning policy now recognises grey belt: land in the Green Belt that has been built on before, or that does not strongly serve the purposes of the Green Belt. Where a council cannot meet its housing need, some of this land can now be considered for homes, subject to conditions such as affordable housing and green space. Former yards, farm buildings and edge-of-village plots are worth a fresh look.

In the towns, the usual opportunities apply: large rear gardens, infill plots, garage courts and commercial buildings that could be converted or replaced.

Where we work

West and north Kent, closest to London: Sevenoaks, Dartford, Gravesham, Tonbridge and Malling, Tunbridge Wells, Maidstone and Medway, plus the neighbouring London boroughs of Bromley and Bexley.

Two ways to sell

Option 1

Sell subject to planning

We agree a fair market price now, run the planning application ourselves, then complete the purchase once permission is granted.

Best if you want a clean sale and a known price.

Option 2

Joint venture

Your land goes into the scheme. We plan, build and sell it, and you share in the profit when the homes are sold.

Best if you want a bigger share of the upside.

How it works

  1. 1

    Site review

We look at planning history, constraints and what could be built.

  2. 2

    Your options

We show you the likely value and the routes open to you.

  3. 3

    Our offer

A fair market offer, subject to planning, or joint venture terms.

  4. 4

    We take it from there

Our in-house team runs planning through to completion.

Palmerston Crescent, Enfield: surplus TfL land secured through the Small Sites Small Builders programme
Case study

Trusted by TfL with its land

We were a development partner on one of the first sites TfL released through the Mayor of London's Small Sites Small Builders programme, and TfL has since trusted us with a second.

Poplar, Tower Hamlets: planning granted for 9 new homes over five storeys on a tight, constrained plot, and works on site have started. Palmerston Crescent, Enfield: around 70 new homes, now in planning. For TfL, that means surplus land turned into new homes, with us taking the schemes through planning.

Questions landowners ask

Do I need planning permission before I contact you?

No. Most of the sites we buy have no planning when we first see them. Getting planning permission is our job.

What size of site do you buy?

There is no minimum or maximum size of site. We work on everything from small infill plots to schemes of around 70 homes.

Where do you buy?

London and the Home Counties.

What about green belt land?

Building on green belt is tightly controlled, so it is rarely a fit. Send it anyway and we will give you our view.

Who pays the planning costs?

We do. On a subject-to-planning deal Kisiel pays for the architects, surveys, reports and the planning application. You pay nothing to get your site through planning.

What could your site be worth?
