Sloping Site
The unloved small site had been allowed to become overgrown with vegetation and had been regularly used for fly tipping. Japanese Knotweed was present on this sloping site so before any construction work could be undertaken we had to appoint a specialist to remove and dispose of the knotweed.
Planning Conditions
Planning conditions also required a period of air quality monitoring as well as extensive liaison with Transport For London to agree a scheme for traffic management as the plot is located on a busy one way system with a two bus stand adjacent to the site.
Good energy efficiency ratings are an essential aspect for new builds. Despite being restricted to twenty solar panels across the five properties, through the choices of materials and good construction techniques we achieved excellent EPC ratings for the houses.
Small site on South Circular Road
The rectangular site, only 33 metres in length and 16 metres in width, meant limited space was available on the site for storage of materials. Deliveries also had to be carefully controlled as the site fronted on the busy two lane one-way system of the South Circular Road at Tulse Hill.
Recognition
The development offers 501sqm of new residential floor space, is an effective use of a vacant, brownfield site in a prominent urban location and will make a positive contribution to the existing character of the area.
