How co-investing with us works
- We find and appraise the site. Every scheme is researched and stress-tested before we commit our own money.
- We secure planning. Our in-house planning team manages the application.
- We build it ourselves. Construction is delivered by our own team, with piling through Kisiel Piling, so cost and programme stay under our control.
- Capital sits side by side. We invest our own capital in the same scheme as our partners.
- Exit. Homes are sold or the completed scheme is refinanced, and proceeds are distributed as set out in the agreement.
Why invest alongside a developer who builds
- Our money is in too. Co-investment means we share the downside as well as the upside, so we have every reason to control cost and programme.
- One team, start to finish. Land, planning, construction and sales are run in-house, with fewer handovers for cost or time to leak out.
- Value engineering. We review materials, methods and design before money is committed.
- Modern Methods of Construction. Off-site systems, using BOPAS-accredited systems, can shorten programmes and reduce exposure to finance costs.
- Track record since 2007. Housebuilder Award winner at the London Master Builder Awards 2025 and 2021.

Ways to work with us
- Equity co-investment in a single scheme
- Joint ventures with landowners, where the land forms part of the investment
- Development partnerships on specific schemes
Terms are agreed scheme by scheme and set out in a written agreement.
Understand the risks
Property development carries real risk. Planning can be refused or delayed, build costs can rise, and sale prices can fall. Your capital is at risk and you may get back less than you invest. Returns are not guaranteed, and money is usually committed until the scheme is sold.
Frequently asked questions
Who do you work with?
Private investors, family offices and landowners. Opportunities are discussed privately, and only with investors who meet the relevant legal criteria.
How long is capital committed?
It depends on the scheme. Planning and construction together often take two to three years. We set out the expected timeline for each scheme before you commit.
Can I see your track record?
Yes. We will take you through completed and live schemes, and you are welcome to visit them.
