From MOT centre to 7 homes

A developer bought an MOT testing centre in a Dulwich mews and won planning to change it from B2 to residential use. We kept and strengthened the existing steel frame, added two new storeys with 5 apartments on top, and converted the ground floor into 2 more apartments.

A tight access site

The only access was a private mews drive behind a row of shops. Every delivery and machine movement was planned in advance, all the way through the build.

Foundations fixed early

We identified before the start that the old foundations would not be able to take the new loads. We helped redesign them with piles and ground beams, and kept the job moving.

“To a very high visual standard, enhancing the surroundings.”

Ealing – 21 new build apartments in three blocks, built by Kisiel Group as main contractor
Case study · Ealing · Ground-up new build

Hired again. Third scheme for the same developer.

We'd already built two award-winning schemes for this developer in Ealing, so they appointed us main contractor for their next bigger development: 21 new apartments across three blocks.

Block A has a basement level with two duplex apartments opening onto private courtyard gardens. Planning was refused in 2017 and won on appeal in May 2019. We started on site in December 2020 and the completed scheme won yet another award.

Questions developers ask

What size of scheme do you take on?

From small infill and airspace schemes of a few homes up to apartment schemes of around 70 homes.

Can you get involved before planning?

Yes, and we recommend it. Pre-construction advice is usually where the biggest savings are found.

Will you invest in the scheme?

On the right scheme, yes. We can act as a joint venture partner and put in our own capital.

Where do you work?

London and the Home Counties.
