Highlight
A developer bought an MOT testing centre and won planning to change it from B2 to residential (C3) use. Most of the existing walls came down, but the steel structure was kept, altered and extended to carry two new storeys with 5 apartments. The ground floor was converted and reconfigured into 2 more, bringing 7 new apartments to market in a sought-after area.
The only access was a private drive between buildings and behind shops. Moving and storing materials and machinery had to be planned carefully, and our team managed it throughout the build.
When we exposed the existing foundations to check them for the new loads, it was clear they would need redesigning with piles and ground beams. We spotted this early, helped with the design and resolved it quickly, so the works carried on with minimal impact.
The scheme won the House Builder Award 2021 at the Federation of Master Builders Awards. The judges praised it as a great example of repurposing a site “to a very high visual standard, enhancing the surroundings.”
